This is a 19th century château set in 13 hectares of grounds in the wine-producing region of AOC Malepère, south of Carcassonne. It has been run as a weddings and corporate events venue ... but it could be used in a number of other ways.
It's a big, imposing château in an L-shaped layout. The main building contains 24 or so bedrooms on the second and third floors while the ground floor is devoted to numerous reception rooms - comfortable lounges, studies, dining-rooms - as well as the kitchens (one domestic kitchen and one pro kitchen with separate wash-up, pantry etc), a functions room, an artist's studio and numerous other nooks and crannies. And the chapel, of course.
The entire building is heated by sophisticated (and recent) gas-fired central heating. Domestic hot water is supplied by solar installations.
The west wing houses the ballroom and a two-storey 4-bedroomed house which is used as overflow/gite or even owner's quarters. Scattered in the grounds are an ancient bread oven, various small outhouses and an enormous wine cellar - a two-storey building covering 350m² with the original wine vats inside.
There's a 16 x 8 metre pool, set back from the main house in the gardens to the south. Further on one enters a dense wood which culminates in a vantage point from which one can marvel at the entire range of the snow-capped Pyrenees.
What's the catch? A 19th century château with over 1500m² of living space sold for under a million euros? Instead of spending three years trying to sell at its true price (€1.5m) the current owners have decided to go with the market price and find a buyer this winter. The house is in good nick, dry and solid. True, there is no double-glazing and some of the rooms need re-decorating, but the roof is in perfect order and the buildings have been constantly maintained and upgraded (electricity and gas boilers for example). The bedrooms are being sold fully furnished and equipped (nearly all of them have ensuite wc and shower).
