The Old Coach House in Blackpool is completely unique when in comparison with any other hotel in the town. Dating back to 1851 it is the oldest property in South Shore and at a glance one may think it was situated in the likes of the Lake district. It is however close to the Pleasure Beach and south pier, but being a few minutes walk away it benefits from a quiet residential area. It has eleven guest rooms all slightly different in their style and a carpark, gardens and relaxing conservatory honesty bar. The hotel caters for families and couples only and with the price structure and status, commands a high level of clientele.
The private accommodation is spacious, comprising of a large lounge area, two bedrooms and a bathroom. There is a utility area, garage/storage area and a large kitchen with separate preparation area. Additionally there is a very large attic for further storage. There is also a decking area adjacent to the conservatory and a private garden area. We have owned The Old Coach House since 2009 and have personally built up and maintained the reviews as a Bed and Breakfast up to this current time (9.6/10 Booking.com) (5/5 Trip Advisor). We have only ever operated the business nine months out of the year and on the BnB status as previously mentioned. However, in prior times long before we purchased it, it was a five star establishment and had a restaurant open to the public in the evenings.
It was very well renowned in Blackpool for dining out and as such would cater extremely well for anyone with a chef background who may wish to significantly increase (double) turnover via this method. Furthermore the property has space all around it and above, where one could easily extend out to incorporate building new guest rooms or public areas. It is located on a large chunk of land. In 2005/6 plans were actually passed for a huge amount of work to the building which would have drastically increased its size. Copies of this can be viewed for any serious parties. The exterior of the building has very recently received a complete re-paint and was rewired just five years ago (something to seriously consider with any hotel purchase). We have been very successful at The Old Coach House and maintained a very nice standard of living from limited opening, however after 12 years here and nearly 20 years in the hotel business we are now looking to retire.
However since May 17th when we were allowed to open again we have been busier than ever! Also as Blackpool is investing in a 300 million pounds re vamp of the town centre area, it is an extremely positive time to be taking hold of some of Blackpool's 18 million annual visitors.
