Centrally located, very successful chalet/guest house in perfect condition with 6 en-suite rooms, plus 1 en-suite bedroom owners'/staff apartment with independent access.
A 3-star chalet (rating from Gites de France) with five spacious, characterful and well-appointed bedrooms, one of which is a very large two-bedroom suite. Each guest bedroom has an en-suite shower room and WC. The accommodation is flexible, offering double, twin or family rooms sleeping up to 14 people. There is potential for a greater capacity using bunk beds etc. if required. The chalet has a large guest lounge with a wood-burning stove, bar and coffee machine, big-screen home cinema and a selection of English books, magazines, games, CDs and DVDs. The lounge has direct access to a sunny terrace with mountain views. There is a good internet connection with WIFI throughout the chalet.
Adjoining the lounge, a large guest dining room, seating 12-14 people, leads through to an open-plan kitchen that was built expressly with chalet catering in mind with lots of storage and generous worktop space to plate-up. On the ground floor there is a heated equipment room for coats, boots and skis, and a sauna - perfect for relaxing tired muscles after a hard day on the slopes! Externally there is a 40m2 deck (recent), with tables/chairs/parasols and a 100m2 garden mostly laid to lawn. In front of the chalet is another patio area of approx 25m2.
There is also a private owners'/staff apartment with an internal door into the chalet. It has a lounge-diner and an en-suite bedroom with independent access from the rear of the building. The chalet was heavily renovated in 2005 when all external walls and roof space were insulated and all new wiring & plumbing, mains sewer connection and gas central heating (with condensing boiler) were installed. Continuous care and attention by the owner-operators has meant that the chalet decor and bathrooms have remained in excellent condition. There are no immediate works needed, although there is potential to extend the chalet and add a larger owners' annex if required.
Prospective buyers might be interested to know that the chalet currently supports a large mortgage, based entirely on the business turnover (85-95K EUR annually). The business has 14 years of consistent trading history, and French professional loans are currently available at very low fixed-rates in the region of 1.6%. The chalet has been valued independently by local estate agents and its value on the open market as purely property, without any weighting for trade, falls between 585k€ and 700k€.
We have had extensive interest since first listing our property and we wish to make potential buyers aware that we have received a verbal offer. The offer is at this time dependant on the sale of a property in the UK. Until the potential buyers are ready to sign a compromis de vente we are however continuing to be open to other offers.
If interested, please contact the seller through the form on this page.
Real Property Included
The current owners apartment has access directly into the chalet and a separate external entrance. There is a large en-suite double bedroom, a lounge/diner with kitchenette and a large store room.
8 rue Mme de Maintenon, Bareges, 65120, France.
Stand alone property on a plot of 455m2 in the centre of the mountain ski resort, village and thermal spa resort of Bareges.
It is possible to expand the premises, there is lapsed planning permission to extend the chalet to create more rooms and/or a larger owners accommodation. The Mairie foresee no problem in renewing and welcome development.
One of the only catered chalets in the Pyrenees, in the centre of the largest ski resort of the French Pyrenees with lifts rising to 2877m. A future proof resort with proven year round trade. A new lift directly from the village due to start construction in 2019 ensuring its popularity. Some small family run hotels which do not market to the international market are the only competition.
The owners have been offered employment outside of the tourist industry.
Support and training available, very easy to run. We currently run the chalet with 2 staff and have no day to day input during the season. We choose to run in this fashion to allow us to be with our 3 children in a separate house near by. The business covers all food and transport costs for our family and supports a 300k€ mortgage easily. Owner operators would find it a very profitable business.
