Storage fees were $245,576 of the total, invoiced monthly in advance. Trade creditors are nil and there is no debt in the business.
About 80% of enquiry arrives through repeat custom, past client referral and local real estate agents, and no search advertising has ever been bought. The storage book runs on equipment the business already owns, and 78% of storage customers have been in store more than a year.
The owner works 10 to 15 hours a week, takes no wage and draws dividends. An operations manager opens the yard and runs the day, an office manager holds bookings and customer contact, and a storeman services the fleet on site. The owner does most of the quoting, the estimating method is written down for handover, and the operations manager has already run the business unsupervised.
