The owner is looking at changing his career from being a GP to being an Ophthalmologist as this is what he was trained in his country of origin. He has reduced his clinical hours at the practice in order to dedicate time to his up-skilling in this other field of medicine. When COVID hit, he had to let his nurse go as the other GP he was working with was at retirement age and left as well. The practice management software in use is Cubico + the principal is billing about $350K wkg only 3 days/wk atm.
He has a commitment to remain at the clinic til Sept 2022 as he had a grant to increase the size of the practice, which is now 8x consulting rooms on the top floor of the building. He owns the ground floor building which houses DHM pathology and the top floor which houses his medical clinic but not the middle floor of the 3x floor complex which houses professional suites.
The property includes 4x retail shops (not for sale) with a mezzanine level (not for sale) and first floor medical centre (lots 15 +16) which is for sale. As well as the medical Centre, the GP also owns the unit on the ground floor that houses the pathology and receives the rent. This unit (lot 14) has direct internal pedestrian access to the lift from the street. The Medical Centre business is for sale for $85K; the path unit is $390K and the MC units are $680K combined.
The clinic has been there 14 years, and previously had nurses, registrars as well as other part time GP's plus allied health, VMO's etc. Now the principle GP is there on his own 3 days a week with an audiologist there once a week and a visiting orthopaedic surgeon once a fortnight. The location is now deemed to be DPA from Jan 1 2022 so will be easier to recruit additional GPs to join the team now.
Ideally, 3x GPs could work in this mixed billing practice together with a number of allied health. AGPAL accreditation is due in 2022 and the vendor will apply for GP Registrar training accreditation again in 2022.
