This is a big winemaker's house in its own walled estate right inside a tiny wine village in Languedoc. As well as the large three-storied main house with its 6 ensuite bedrooms, there are two independent gites, a pool, a functions room and a couple of barns for development.
An interesting feature of the property is its excellent location: about 20 minutes south of Carcassonne (and its airport) and just a few minutes west of Limoux. The village is at the centre of the AOC Malepère wine region, with a sea of vines around the village. To the south are the snow-capped Pyrenees and to the north the Massif Central and the Black Mountains.
The main house has six ensuite bedrooms on the upper floors and two big reception rooms downstairs as well as the spacious farm kitchen.
Next door is the three-bedroomed gite and across the garden the other, smaller gite.
Some of the outhouses have been converted: one has been turned into a functions room where weddings, concerts and exhibitions have been held.
There are two barns and a vat room which could be developed into more accommodation.
Then there is the pool, barbecue area and a good sized off-road car-park for up to a dozen cars.
The garden is a maze (literally) of easy-to-maintain Mediterranean shrubbery. Watering is automatic using run-off from the roofs. Other inhabitants of the roof are solar panels which provide hot water for the whole estate.
And, yes, there is a café in the village - a 1-minute stagger from the estate.
Currently the main house is used as a private dwelling with the two gites providing a small income. The rule of thumb for gites in France is that a standard two-bedroom gite with access to a pool will generate about €10k pa. 2 gites = €20k and so on. This property adheres to that rule.
However, it could be run differently. The main house with its 6 ensuite bedrooms would make a fine B&B - with the owner/manager living in the small gite. A 5 (it's the limit) bedroomed B&B should generate about €50k pa and over €75k if a table d'hôte is offered.
So, a fine estate with a lot of potential in a great location.
