The Brass Monkey was established by the current owner in November 2009, after taking over the premises, which previously traded as The Two Ways, and undertaking a complete refurbishment. The premises’ claim to fame is that they were used in the filming of the first series of Rab C Nesbitt.
The Brass Monkey is therefore well established in the area and is a popular destination on the Finnieston circuit. The business enjoys a diverse clientele, with a lot of locals and regulars, and is supplemented by tourists, visitors and concert goers, visiting the city and the nearby attractions and venues including the Hydro which is only a short walk away. They also benefit from a good after work crowd from the local businesses and offices including the Skypark. They have a DJ that plays on a Friday, a Sunday Quiz, as well as showing live sport on the big screens, with a full Sky/BT Sport package.
The business is 100% wet-led and offers a large drinks selection, with an extensive selection of spirits, wines, cocktails etc, however there is a real focus on craft beer, offering a good selection of draught beers, as well as cans and bottled beer.
The business has a food arrangement with local burger venue, El Perro Negro, and allow customers to eat their food in the bar, which proves popular, however there could be potential to create a small kitchen, subject to planning.
Given the ceiling height, there is also potential to create a mezzanine level to increase capacity, again subject to planning.
The lease has recently been renewed, and the subjects are held on a new 10-year FRI lease, from 12th June 2018, with a current passing rental of £52,000 per annum. There is a beer tie for draught beer only, however this is on favourable terms as the landlord passes on their considerable discount to the tenant.
The subjects are entered in the current valuation roll as having a rateable value of £14,400, and are therefore eligible for zero rates.
The Brass Monkey benefits from an enviable and highly prominent trading position on the corner of Argyle Street and Kent Road, within the popular and highly sought-after area of Finnieston, which lies between Glasgow City Centre and the West End.
In recent years, Finnieston has become arguably the most desirable eating and drinking circuit in Glasgow with many new stylish bar and restaurant openings. Other operators in the Finnieston area include Brewdog, Ox & Finch, Lebowski’s, Porter & Rye, Strip Joint, Crabshakk and the Finnieston.
The subjects benefit greatly from their close proximity to the Scottish Exhibition & Conference Centre (SECC) and the new Hydro concert venue, both of which are only a short walk away, and regularly play host to the biggest concerts and live shows. They also benefit from regular concerts at SWG3 and the Kelvingrove Bandstand. Other nearby amenities include the Kelvingrove Museum & Art Galleries, The Kelvin Hall International Sports Arena, the new Hunterian Museum, as well as Ibrox Football Stadium which is easily accessed via the footbridge over the Clyde.
The subjects also benefit from being in a busy commercial area with a number of businesses and substantial office developments in the surrounding area, including the Skypark, which is being extended and will accommodate another few thousand workers, as well as the new Scottish Power offices.
The subjects benefit from plentiful on street car parking in the surrounding area, and is also only a short walk from Kelvinhall Underground Station.
The subjects can be accessed either from Argyle Street, or via a separate entrance on Kent Road, both of which lead into the large open plan bar area.
The premises have only recently been refurbished, and have been designed and fitted to a high standard in a stylish, chilled out style, with good use of original features such as high ceilings and exposed sandstone walls.
The subjects benefit from a good-sized, attractive, slate bar/servery, with an impressive drinks gantry to the rear displaying a large selection of spirits.
The subjects have a capacity of approximately 120, with seating provided for circa 60 customers by way of fixed comfy booths, loose tables and chairs, and stools. There are 2 large flat screen televisions on the wall.
The subjects benefit from an enviable, large pavement seating area on the corner, which can accommodate circa 25 customers.
• Male, Female and Disabled toilets
• Basement Cellar and storage
The business trades 7 days a week, 12pm-midnight, although is licensed from 11am, and also benefits from 1am extensions at Christmas and bank holidays.
