This business takes the form of a mountain farm in the French Pyrenees close to some of the Tour de France's most iconic climbs. It is the base for retreats, yoga classes, organic farming techniques as well as cycling.
The main farmhouse is a fairly recent timber structure created by a crafstman on the basis of an ancient stone barn. The result is a remarkably beautiful edifice which could be mistaken for a typical Pyrenean shepherd's house. The design and materials are all calculated to give the maximum bioclimatic effect: the house interior is heated by the sun's rays ...but over-heating is prevented by roof angles. Insulation is provided through a thick lime, sand and earth screed underneath 1st floor low-fired earth tiles, to store the solar energy captured by the windows.
There are three floors:
ground floor (the old barn) is given over to a spacious yoga centre/function room - a surface of about 72m². This can be used as an independent studio/gite.
first floor: open-space living area with fitted kitchen, lounge and study. Outdoor balcony and terrace.
second floor: three bedrooms and a bathroom.
All toilets are dry compost. (There are four in all). Water is from two springs on the land which provide around half a cubic metre per hour, even in summer. Domestic hot water is heated by solar panels and stored in a 300 litre tank.
Other buildings include:
the wooden cabin out the back which has sleeping space, kitchen and dry toilets.
the workshop: lean-to wood structure
the Gypsy Caravan: this (recent) addition is a fully-functional caravan with bedroom, lounge and kitchen located in the middle of the mature woodland away from the main house. It has its own privy and (solar) shower.
With the extensive organic vegetable garden and orchard, the estate is more or less autonomous ... except for electricity. This is mains for the moment but there is scope for a hydraulic turbine using one of the springs or simply solar (we are in the south of France). Wood and water are plentiful and heating is by Jøtul 'Black Bear' stove with secondary combustion.
This is a working business which is fully functional without any building work necessary. Buyers can expect to trade on day 1 ... as long as they have a project which will fit the existing set-up. It is possible to add other (non-permanent) structures to the premises: yurts and chalets would be a perfect fit to the wooded landscape. There are no near neighbours.
